Terms & Conditions
This is a non-legally binding summary of the rental agreement.
Section 01
The Tenancy
- Under the rental agreement, the Landlords allow rental to the Tenant the individual room chosen for the exclusive use of the Tenant as permanent sole resident, not permitting any other use or designation, under penalty of contractual breach.
- The current tenancy has a fixed term — usually 22 or 44 weeks.
- The monthly rent is to be paid by the Tenant to the Landlords by the first business day of the month prior to that which it pertains, by deposit or bank transfer.
Section 02
Financial Obligations

In the act of signing the rental agreement, the Tenant pays the Landlords the following amounts:
- A deposit to guarantee good and timely adherence to the obligations assumed and to pay for any damages or missing inventory. (Paid on booking)
- The rent of the first month of the rental agreement. (Paid before arrival)
- The rent of the last month of the rental agreement with an additional €60 final deep cleaning charge. (Paid before arrival)
Section 03
What's Included
- The rental value includes free use and enjoyment of the property, electrical equipment, fixtures and fittings, as well as the prepaid multimedia service — excluding any paid or optional TV channels, movies, music, or telephone.
Section 04
Tenant Responsibilities
- The Tenant is responsible for the conduct of all individuals who accompany or visit. Any illicit activity, or activity contrary to public health or safety, is strictly prohibited.

The Tenant shall observe good conduct and behaviour towards all neighbours and other residents. Complaints arising from neighbours or other residents may result in the immediate removal from the residence and forfeiture of all rents and deposit paid.Quiet Hours: 23:00 – 08:00
- The Tenant is responsible for their own security — refraining from answering the door to strangers without identification, taking due care with property keys, and adhering to safe conduct when using the swimming pool. The Landlords bear no liability for the Tenant's personal security decisions.
- The Tenant shall not make any structural works, remove or modify any decorative objects in Residência Cocoon, nor affix any items to the walls of the room.
- The Tenant is bound to conserve — in their original state — all plumbing, electrical, heating, drain, wall, flooring, paintwork, window installations, electrical equipment, and decorative artefacts.
- The Tenant shall make prudent use of the property and maintain the room in good order, notwithstanding normal wear and tear consistent with the purposes of this rental agreement.
- The Tenant cannot sub-rent or cede, in whole or in part, for payment or gratuitously, any part of the property without the express written consent of the Landlords.
Section 05
Landlord Responsibilities

The Landlords cover all expenses relative to water, electricity, and Wi-Fi for the term of the rental agreement, even when expenses become due after the contract ends.Please note: Any expenses due to unauthorized use of electrical heating devices will be charged to the Tenant.
- The Landlords are responsible for all expenses relating to maintenance and cleaning of the common areas of the property.
- The Landlords provide an optional room cleaning service if required, subject to an additional payment.
Section 06
Check-Out

On the final day of the rental term, both parties must be present (or represented) at the property to review the inventory and verify the good state of repair, including all electronic equipment and decorative elements.Please note: Any damages not identified at check-out that come to light post check-out will be charged to the Tenant or withheld from the deposit.
Section 07
Data Protection

The Tenant accepts and expressly authorises access and use of any data solicited by the Landlords for the purposes of entering this contract. The Landlords commit to rigorously comply with the Personal Data Protection Law and other applicable laws, namely:
- Utilising personal data — to which they have access and which will have been communicated by the Tenant — only and exclusively for the execution of the current Rental Agreement.
- Maintaining all personal data strictly confidential — an obligation that remains in force even after cessation of the current contract.
