   This is a non-legally binding summery of the rental agreement. 

  • Under the rental agreement, the Landlordsallow rental to the Tenantthe individual room chosen for exclusive use of the tenant, as permanent sole resident,not permitting any other use or designation, under penalty of contractual breach.  
  • The current tenancy has a fixed term. (usually 22 or 44 weeks) 
  • The monthly rent isto be paid by the Tenantto theLandlordsby the first business day of the month prior to that which it pertains, by deposit or bank transfer. 
  • In the act of signing the rental agreement, the Tenantpays theLandlordsthe following amounts:  
    • a deposit to guarantee the good and timely adherence to the obligations assumed under the current rental agreement and to pay for any damages or missing inventory. (Paid on booking) 
    • the rent of the first month of the rental agreement. (Paid before arrival) 
    • the rent of the last month of the rental agreement with an additional €60 final deep cleaning charge (Paid before arrival) 
  • The rental value includes free use and enjoyment of the property, electrical equipment, enjoyment of fixtures and fittings present as well as the prepaid multimedia service (excluding, in this case, any paid or optional TV channels, movies, music or telephone).  
  • TheTenantis responsible for the conduct of all individuals which accompany or visit, being strictly prohibited any and all illicit activity or activity contrary to public health or safety.  
  • During the term of this contract, the Tenantshall reside in a residential building and, as such, is obligated to good conduct and behavior considering others and abstaining from any activity that will disturb neighbors. In the event complaints arise from either neighbors or other residents, this could result in the immediate removal from the residence and the loss of rents and deposit paid in their entirety.     
  • The quiet period is designated between 23:00 until 08:00 of the following day.  
  • TheTenant is responsible for their own security, and should act with maximum zeal and diligence to all matters regarding security, namely, refraining from answering the door to strangers without identification, taking due care with keys to the property, and taking care to adhere to safe conduct when using the swimming pool, abstaining from activities that present a risk to themselves or others to which the Landlordswill have no knowledge and bear no liability.  
  • TheTenantshall not make any works or remove or modify any decorative objects in “Residência Cocoon”namely in the rented room and will not affix any items to the walls of the room.   
  • It is the responsibility of the Landlordsall expenses relative to use of water, electricity, Wi-Fi, corresponding to the term of the rental agreement, even when expenses become due post the end of the contract term. Please note : any expenses due to unauthorized use of electrical heating devices will be charged to the Tenant. 
  • It is the responsibility of the Landlordsall expenses relating to maintenance and cleaning of the common areas of the property.   
  • TheLandlordsprovide an optional service to clean the room used exclusively by the Tenant,if required, subject to an additional payment. 
  • TheTenantcannot sub rent or secede, in whole or in part, for payment or gratuitously, any part of the property without the express written of the Landlords.  
  • TheTenantis bound to conserve, in its original state, installations as regards plumbing, electricity, heating, drains, walls, flooring, paintwork and windows, all electrical equipment and decorative artifacts. 
  • TheTenantis bound to make prudent use of the property in general, as well as the designated room and should be maintained in good order, notwithstanding normal wear and tear in line with prudent and normal use of the room in conformity with this rental agreement.    
  • On the final day of the rental term, both partiesmust be present (or represented) at the property, to review the inventory and to verify and confirm the good state of repair of the same, as well as all electronic equipment and decorative elements. Please note: Any damages not identified at check out that come to light post check out will be charged to the tenant or withheld from the deposit.  
  • TheTenantaccepts and expressly authorizes access and use of any data solicited by the Landlordsfor the purposes of entering this contract.Landlordscommit to rigorously comply with the Personal Data Protection Law and other applicable laws, namely:  
    1. Utilizing personal data for which they have access and will have been communicated by the Tenant only and exclusively for the execution of the current Rental agreement contract. 
    2. Maintaining all personal data strictly confidentially, obligation that remains even post cessation of the current contract.
